Kathmandu district holds the densest and most contested land market in Nepal. Plots inside the ring road are measured in aana and rarely exceed four, while Budhanilkantha, Tokha and Gokarneshwor still offer ropani-scale land within an hour of the centre. Road width and access surface move prices here more than almost anything else — a plot on an eight-foot gravel lane and one on a twenty-foot blacktop road can differ by half again for the same area.
